The independent <br />living units include a variety of unit styles, now ranging in square footage from 655 square <br />feet to 1,223 square feet. Studio sized units are limited to the assisted living and memory <br />care facilities. <br />The site is currently zoned R-1, Single Family Residential, as noted previously. The <br />consideration of a Planned Unit Development for this project would include a rezoning to <br />PUD zoning district, and adoption of a PUD ordinance limiting the use of the property to the <br />approved site plan, building plan, density, and related facilities. <br /> <br />2. Analysis <br /> <br />Final Plan PUD review is intended to ensure that the approved Preliminary Plan PUD comments <br />have been addressed before permitting can begin, and that securities are posted, and the <br />development agreement is executed as a part of that process. <br /> <br />The approved Preliminary Plan incorporated the following conditions of approval: <br /> <br />1. An access easement shall be in place to accommodate the easterly shared access road <br />with the Urban Grove development site to Kenzie Terrace. Proof of such access easement <br />shall be provided to the City as a part of the final PUD documentation. <br />This easement will be checked as a part of the development agreement review. <br /> <br />2. Access-related issues shall be subject to comment and recommendation by the City <br />Engineer. <br />Access has been reviewed and approved by the City Engineer, subject to final review of <br />the easement over the Urban Grove property.
