3632 ROOSEVELT STREET NE <br />LOT COMBINATION <br />Project Description <br />Combination of two <br />parcels of record into one <br />single family property <br />Document location of <br />former garage for rebuilding <br />purposes <br />3632 ROOSEVELT <br />STAFF RECOMMENDATIONS <br />Lot Combination <br />Staff recommends approval based on these findings: <br />1.The proposed parcel exceeds both zoning requirements and the minimum <br />thresholds for consideration of subdivision without platting. <br />2.The resulting combined parcel created will accommodate the proposed <br />land use allowed on the property under existing and/or future plans. <br />3.Platting is not necessary for these two parcels, and the process for platting <br />would create an unnecessary procedural requirement for a minor lot <br />combination as proposed. <br />4.The survey providing the revised legal description verifies improvements on <br />the property for the purpose of re-establishing prior structures. <br />5.The minor subdivision does not interfere with the purposes of the <br />Subdivision Ordinance, the Zoning Ordinance, or other applicable <br />regulations and plans. <br />22
