Incorporated into the recently revised R-4 (Multi-Family) regulations is <br />a notation encouraging the addition of sustainable components of each multi-family project. <br />The applicants have included a list of these measures in their accompanying correspondence, as <br />follows: <br />o Prioritized native and pollinator friendly plantings – please note Landscape Plan <br />provides a key of native/pollinator information for easy reference <br /> Addition of plantings that provide habitat for bees, moths and <br />butterflies. <br /> Selection of no-mow fescue for ground cover –drought tolerant and <br />reducing the need for irrigation and chemical treatments <br /> Balancing a beautiful natural aesthetic to be environmentally friendly at <br />this centerpiece community intersection <br />o Raingarden to collect stormwater runoff from the building <br /> We plan to adjust plantings at the raingarden to integrate it with the <br />building <br />o Corner plaza to provide public/private connection to regional transit <br />o Modular building construction – inherently less waste and more efficient <br />o Solar-ready roof <br />o EV-Charging station-ready <br />o Indoor and outdoor bike parking, with fix-it station <br />o Motion sensors for common area lighting <br />o LED lights <br />o Low flow/dual flush toilets <br />o High efficiency water heater <br />o Energy Star appliances <br /> <br /> <br />3. Criteria for and Consistency with Criteria for PUD Approval. Title XV Land Usage, Chapter <br />152 Zoning Code, Section §152.209. <br /> <br />SUMMARY AND STAFF/PLANNING COMMISSION RECOMMENDATIONS <br />Preliminary Plan PUD – Staff and Planning Commission recommend approval with the following <br />conditions: <br /> <br />1. The applicant participates in a subdivision of the portion of 2654 Kenzie that encroaches <br />into the alley and the City retains ownership of that remnant. <br /> <br />2.
