Our plan <br />tracking procedures are designed to track each submittal throughout the review process and maintain accurate and <br />comprehensive records for each submittal, verifying information shown on each permit application. <br />9 Screening and logging each application to ensure <br />timely routing to all plan reviewers. <br />9 Double check each submittal when received <br />to ensure it is full and complete. <br />9 Reviewing submittals for compliance with all <br />relevant Federal, State, and local requirements. <br />The log serves as tracking device to ensure <br />turnaround times and completeness of the review. <br />9 Conduct plan reviews in accordance with Local, <br />State and Federal regulations, as well as all codes <br />and ordinances in effect for the City <br />On larger more complex projects, <br />preliminary consultations are provided to the <br />applicant upon request to assist and guide them <br />in the design and plans preparation process. <br />9 Information shown on each permit application <br />is verified. Construction valuation is based on <br />information provided and compared to <br />estimates provided. <br />9 Utilize electronic plan review. <br />9 Transmit plans with Bluebeam. <br />9 Return all emails/voicemails within 24 hours. <br />9 Determine scope of project prior to plan review. <br />9 Conduct pre-plan review meetings, as necessary. <br />9 Review all construction documents and plan set. <br />9 Utilize compliance checklists during plan reviews. <br />9 Provide the following in plan review letter: <br />9 Cite the applicable construction drawing <br />sheet number(s) <br />9 Note code section(s) and provide the code <br />language. <br />9 Provide a brief, but concise comment explaining <br />the identified issues. <br />9 Return approved plans and associated <br />documentation to applicant in a timely and <br />professional manner. <br />9 Provide design advice only in the context of <br />achieving code compliance (written and verbal <br />communication) <br />9 Perform plan reviews within specified timeframes. <br />9 Communicate valuation/fee updates to Permit <br />Technician/City. <br />Targeted Plan Review Turnaround Times <br />Type of Project Completeness Check Plan Review <br />Commercial (IBC)5 working days or less 10-15 working days from complete submittal <br />Residential (IRC)2 working days or less 5-7 working days from complete submittal <br />14 <br />119
