In summary, staff believes that the proposed <br />changes to the subject property are reasonable and within the expectations of the zoning <br />ordinance, under the following circumstances and conditions: <br />1.The applicant adds a structured enclosure of colored block surrounding (at least on <br />three sides) the proposed common equipment shown on the plan to screen views and <br />potential noise issues from adjoining residential property. <br />2.The applicant verifies that the additional noise generated by the equipment will be <br />dissipated to no more than existing levels at the property line with the proposed <br />enclosure. <br />3.The applicant considers locating the equipment and enclosure to the west to maximize <br />its distance from the east property line. <br />4.The final location should be separated from the paved circulation spaces by concrete <br />curb. <br />5.The applicant provides a site plan, to scale, showing parking spaces for employees and <br />customers who park while drying their vehicles or performing other details. A total of <br />five such spaces should be adequate, in addition to the vacuum station locations. <br />6.The applicant should verify that lighting of the vacuum stations will not result in a <br />violation of the City Code lighting standards - .5 footcandles at the east property line, <br />and 1.0 footcandles at the adjoining streets to the south and west. <br />7.Comments and recommendations of the Planning Commission following the public <br />hearing. <br />ATTACHMENTS <br />Exhibit A:Location map <br />Exhibit B:Application and Supporting Material <br />Exhibit C: Resolution
