Assisted Living – Side Setback Variance <br />•Existing Lot width would result in inadequate width for any <br />building, with 20 foot side yards, common building width, and <br />parking/driveway. <br />•Storm sewer line on north boundary restricts location of <br />building along the north side of parcel. <br />•Parking access on north side of parcel less likely to interfere with <br />other traffic from townhouses (to north) than multi-family (to <br />south). <br />Assisted Living – Parking Variance <br />•Applicant notes that assisted living tenants will not have cars on site. <br />•Requirements for underground parking would require significant <br />increase in parking supply and cost but not improve site conditions. <br />•Future conversion to non-senior use would require revisiting the <br />parking supply on the site. <br />•Applicant should quantify employee and daily visit parking demand to <br />confirm proposed 16 space supply. <br />•Staff research supports the parking supply based on similar standards <br />used in other locations.
