STAFF REPORT 38 <br />I'o: Planning Commission Report No.: VIL1 _ <br />From: Kitn Moore -Sykes, Assistant City Manager <br />Date: December 21, 2004 <br />Subject: Subdivision of P.toperty at 2821 Silver Lane <br />Requested Action: <br />Staff is asking the Planning Commission to review the Dennison Lot Split/Subdivision request rind <br />based on dee findings of facts from the public hearing, recommend approval to the City Council. <br />13acict;round. <br />John Derurison, 2812 Silver Lane, is requesting that a 20 -foot strip of .land that he is purchasing <br />front die owner of the adjoisung property at 2825 Silver Lane be split fiorn. that lot and subdivided <br />to add it to his property. This proposed lot split will not adversely affect 2825 Silver Lane; the l.ot <br />will continue to meet the requirements of the City's .lot.tequitements for R -1A, Single Famfly <br />Lakeshore. <br />Currently, 2825 Silver Lane is an interior residential lot: with a .lot area of approximately 25,683 <br />square footage and a lot width that varies but is 127.19 feet at the street. Splitting a 2.0 --foot: strip <br />from this lot would reduce the area to approximately 21,000 SF and reduce the width at the street. to <br />106.86 feet. The City's Zoning Ordinance requires a lot width of 9,000 SF for an interior lot and a <br />width. of 75 feet. <br />M . Dennison's property at 282.1. Silver Lane also meets the requirements of the City's Zoning <br />Ordinance, It .is also an interior lot and is currently 80.05 feet wide with an area of approximately <br />12,700 SR By subdividing these properties and adding the 20 -foot strip to 2821 Silver Lane, the <br />subject property becomes more characteristic of the residential lots along Silver Lane.
