34 <br />EXHIBIT E <br />MEMORANDUM <br />TO: RJl' <br />FROM: E1313 <br />R13: PREMIER GATEWAY PARKING <br />The building itself has a capacity of 34,737 sq ft. Under St. Anthony Ordinances, light <br />industrial uses are required to have one parking space for every 1,000 square feet of <br />building floor area. This means the building must have, under its current zoning, at least <br />34.7 parking spots. <br />As proposed in our most recent site plan, the building will have 72 parking stalls. At <br />least three of these stalls have been designated as Disabled/Handicapped stalls. <br />The city has requested that we ensure that the proposed day care has one stall available <br />for each employee working at the busiest shift, plus one stall for each ten children at the <br />center. Carol Arens, President of the pre-school tenant, has said she anticipates a <br />maximum of 24 employees would be working at the same time on the busiest shift, and <br />that her license that she is applying for from the State of Minnesota would allow her up to <br />165 children on the premises or 17 stalls. That means she will require 41 stalls for her <br />use. <br />The Law Office use will require 10 stalls for its employees. Since law offices are <br />permitted uses under the Light Industrial zoning of the building, this is more than enough <br />stalls for the law office use. <br />These two uses will utilize approximately 14,300 square feet for the pre-school facility <br />phis approximately 5,000 square feet for the law office. There is approximately 15,000 <br />square feet of area remaining in the building, all for light industrial purposes. <br />Under ordinance, light industrial use must have one parking stall for every 1,000 square <br />feet of area_. This would require, then, an additional 15 stalls for the remainder of the <br />building. <br />Therefore, the building would require a minimum of 41+10+15 stalls, or 66 stalls, as <br />required under the city ordinance. The main parking lot will have 72 stalls. <br />Additional employee parking will be on the south side of the property near the loading <br />dock facility. That will add an additional 5 stalls for use for a total of 77 stalls. <br />
