52 <br />CITY OF ST. ANTHONY VILLAGE <br />RESOLUTION 09-052 <br />A RESOLUTION APPROVING THE PRELIMINARY PLAT AND FINAL PLAT <br />FOR LOT SPLIT OF 4017 SILVER LAKE ROAD, LOTS 7 & 8 AND LOTS 23 & 24, <br />BLOCK 17, ALL IN "SOO MARIE PARK".. <br />WHEREAS, the St. Anthony Planning Commission held a public hearing on May 19, 2009 for <br />the review of the submitted survey map and preliminary plat presented in <br />application for a lot subdivision for 4017 Silver Lake Road; and <br />WHEREAS, staff presented a Staff Report that provided information regarding the lot split <br />request received from the property owners; and <br />WHEREAS, staff also presented the Planning Commission with a current survey <br />map/preliminary plat as prepared by Mark Kemper, professional land surveyor <br />with Kemper & Associates, Inc., for its review and consideration; and <br />WHEREAS, the splitting of 4017 Silver Lake Road will create two conforming interior lots, <br />with 4017 Silver Lake Road retaining the R-1 residential structure and the second <br />lot being a vacant R-1 lot fronting on Penrod Lane; and <br />WHEREAS, the owner, who inherited the property from her father, proposes to sell both lots <br />once they are split; and <br />WHEREAS, the Planning Commission found the following requirements for the proposedR-1 <br />lots are in compliance with the City's Zoning Ordinance: <br />1. Access. The lots do abut by their full frontage on a public street. <br />2. Size. The minimum dimensions for the single-family lot are: <br />a. Lot areas meets minimum lot area of 9,000 SF <br />i. Parcel A =11,166 SF <br />ii. Parcel B = 10,048 SF <br />b. Lot width meets minimum lot width of 75 feet for both <br />proposed Parcels. Both Parcels will be 79.82 feet wide. <br />WHEREAS, the Planning Comn-tission recommends to the City Council to approve the <br />survey map/ preliminary plat as a final plat; that the City Council approve the <br />subdivision of land for property located 4017 Silver Lake Road. <br />NOW, THEREFORE BE IT RESOLVED, that the City Council of the City of St. Anthony does <br />hereby approve the survey map/ preliminary plat for 4017 Silver Lake Road and <br />as final plat; and that the City Council does also hereby approve the lot <br />subdivision of 4017 Silver Lake Road, thereby creating two R-1 parcels. <br />ZACouncil Meetings\2009\05262009\Res4017 SLR Lot Split 05192009.doc <br />
