Granting of the variance will allow construction of the drive through porte-cochere at the entry
to this facility to allow safe, protected ingress and egress to this facility and to vehicles bringing people to and from
the facility.
The construction of the proposed porte-cochere is a permanent structure built of steel standing seam metal roofing
& stucco columns attached to one side of the existing building. It is a completely reasonable feature for such a
facility and it is not permitted by the zoning code due to the front yard setback requirements on this site.
The construction of the proposed porte-cochere is necessary to provide safe, protected ingress and egress for
residents and visitors. The setbacks are unique to the property and are not created by the property owner and the
current 30' setback was not a requirement when the building was originally designed and constructed. The
existing pedestrian canopy extends into this setback area and is intended to be removed with this addition.
The variance, if granted, will not alter the essential character of the locality. It will improve tine character of the
area by enhancing the appearance of the facility.
Economic considerations alone are not the basis of the practical difficulties. The owner is willing to spend this
money to improve safe ingress and egress and enhance the appearance of the facility. Due to the layout of the
building and site, this is the only way to achieve this in an effective efficient manner to the main entry of the
facility.
