17 <br />Autumn Woods Assisted Living is a 72 unit assisted living facility, offering a variety of unit <br />types to attract a number of different residents; those needing CareSuite services, looking to <br />downsize in home size to Studio or 1 bedroom units or couples looking for larger 2 bedroom <br />units. <br />The building has a wide variety of common area spaces. Those spaces include an outdoor patio, <br />fitness room, beauty parlor, 'spa' rooms, Movie Theater, dining room and full service kitchen, in- <br />house Chapel, craft room, library and a number of Parlors and sitting areas to promote social <br />activities. <br />Landscaping on the site will be to the high standard known at other Lang -Nelson communities. A <br />variety of perennial and shrub planting as well as Deciduous and Coniferous Tree Planting. This <br />will give the building a more residential feel and also create natural barriers from the existing <br />buildings and homes around the area. <br />The owners of the proposed development together with their Architect and Civil Engineer have <br />had the opportunity to meet with the members of St. Anthony's public works team, including <br />engineering as well as the Fire Marshal. We believe these meetings have helped develop this <br />building into a cohesive plan that will benefit not only the existing neighborhood but the <br />community as a whole. <br />It is also our strong belief that this development is a cohesive fit for the City of St. Anthony and <br />its comprehensive plan to provide housing to a variety of ages and demographics. The 72 unit <br />Assisted Living building would provide housing to those 55 years of age and older and needing <br />physical care as well as a safe & comfortable place to live. Lang -Nelson's mission statement: <br />`Our Mission is to go above and beyond our customer's expectations. We are dedicated to <br />provide quality living environments that enhance our residents lives physically, socially and <br />spiritually', will be lived and experienced throughout the building, by offering quality housing, <br />meal programs that are unsurpassed in the industry and the highest level of health care. <br />Parking for the building will consist of 18 underground stalls for residents and staff, as well as 13 <br />street parking stalls on the North Bast end of the building on Kenzie and 13 striped parking stalls <br />on the south west end of the building. Parking will also be available via our existing parking lot <br />at Autumn Woods, which is under common ownership. This area has 59 stripped parking spaces <br />which are seldom used by residents. <br />To expand on the parking breakdown of the building; Lang -Nelson's 8 other Assisted Living <br />communities were extensively surveyed to obtain the number of staff and residents needing <br />parking. Common stats include 17% of the units in Lang -Nelson's additional building use a <br />parking space (more often than not to park a car that is never or very seldom driven by an <br />Assisted Living resident). On average we have 36 staff members needing parking at varying <br />times of the day. <br />If 36 staff members needed parking and 17% of the proposed 72 units equating to 12 residents <br />needed parking, totaling 48 cars needing parking we are above our number of slotted spaces by <br />34 stalls.
