20 <br />CITY OF ST. ANTHONY VILLAGE <br />RESOLUTION 11-072 <br />A RESOLUTION APPROVING THE PRELIMINARY DEVELOPMENT PLAN, <br />THE FINAL DEVELOPMENT PLAN AND <br />THE PLANNED UNIT DEVELOPMENT AMENDMENT (PUD) <br />FOR AUTUMN WOODS II, 2550 KENZIE TERRACE, <br />SAINT ANTHONY VILLAGE, HENNEPIN COUNTY, MINNESOTA <br />WHEREAS, Mr. Greg Bronk and the LaNel Financial Group met with City Staff to review the <br />Preliminary Development Plans for the proposed construction of Autumn <br />Woods 1I, an assisted ,living facility to be located adjacent to the Autumn Woods I <br />complex on 2580 Kenzie Terrace; and <br />WHEREAS, the St. Anthony Planning Commission reviewed the Preliminary Development <br />Plan at a Public Hearing held at their regularly scheduled Planning Commission <br />meeting on November 15,2011; and <br />WHEREAS, during the course of the Public .Hearing and its review, the Plarming Commission <br />established the following Findings of Fact for the Preliminary Development Plan <br />for Autumn Woods tI: <br />7.. The proposed site for the proposed assisted living facility was <br />formally added to the existing Development PUD in 2003; <br />2. The Preliminary Development Plan meets the maximum density <br />range and is in an appropriate Zoning District of R-4; <br />3. The general location of major streets, pedestrian ways and drainage <br />are shown on the Preliminary Development Plan; <br />4. The Preliminary Development Plan shows the general location and <br />extent of public and common and open space; <br />5. The Preliminary Development Plan shows the general location of <br />residential and non-residential land uses with the appropriate type of <br />intensities of development; <br />6. The LaNel Group has provided information regarding the staging <br />and time schedule of development; and <br />7. The Preliminary Development Plan includes other special criteria for <br />the development of the facility in an R-4 Zoning District including, <br />but not limited to, parking, landscaping and signage; and <br />WHEREAS, the Planning Commission unanimously voted to recommend approval of the <br />Preliminary Development Plan based on the Findings of Fact; and <br />
