ANTHONY VILLAGE <br />RESOLUTION 11-073 <br />A RESOLUTION APPROVING THE' ADMINISTRATIVE LOT COMBINATION FOR 3629 <br />ROOSEVELT, LOT 9, BLOCK 1 SOO LINE ADDITION; LOT 10, BLOCK 1, SOO LINE <br />ADDITION; LOT 23, BLOCK 1, SOO LINE ADDITION; LOT 24, BLOCK 1, SOO LINE <br />ADDITION; AND THE SOUTH HALF OF LOT 25, BLOCK 1, SOO LINE ADDITION, <br />HENNEPIN COUNTY, MINNESOTA <br />WHEREAS, the St. Anthony Planning Commission reviewed the request by property owner, <br />Larry Alm, for a lot combination of the five (5) lots that are 3629 Roosevelt Street <br />NE; and <br />WHEREAS, staff presented an email from the City Attorney stating that an Administrative <br />Lot Combination process for Mr. Alm's request for lot combination is <br />appropriate; and <br />WHEREAS, the property owner of 3629 Roosevelt Street NE is proposing to combine the lots <br />solely for the purpose of receiving one tax statement from Hennepin County; and <br />WHEREAS, the property owner has stated that he has no intention of splitting the resultant <br />lot to sell it, that he is building a house on the larger, proposed combined lot; and <br />WHEREAS, the Planning Commission found the following requirements for R -Hots are in <br />compliance regarding 3629 Roosevelt Street NE, Lots 9, 10, 23, 24, and 25, Block <br />1, Soo Line Addition, Hennepin County, Minnesota: <br />1. Access. A residential lot must abut by its full frontage on a public street. <br />2. Size. The minimum dimensions for the single-family residential lots are: <br />a. Lot area meets minimum lot area of 9,000 SF <br />L approximately 22,842 SF <br />b. Lot width meets minimum lot width of 75 feet <br />i. 113.5 Feet <br />c. Maximum Floor Area Ratio of 0.3 <br />i. 0.3 <br />d. Building Setbacks <br />i.
