61 <br />constructed in substantial conformity with the approved Construction Plans, the Authority shall. <br />deliver a written statement to the Developer indicating in adequate detail the specific respects in <br />which the Minimum Improvements have not been constructed in substantial conformity with the <br />approved Construction Plans and Developer shall promptly remedy such deficiencies. Promptly <br />upon determining that the Minimum Improvements have been constructed in substantial <br />conformity with the approved Construction Plans, the Authority will furnish to the Developer a <br />Certificate of Completion in the form attached hereto as Exhibit II certifying the Completion of <br />Construction. The Certificate of Completion issued for the Minimum Improvements shall <br />conclusively satisfy and terminate the agreements and covenants of the Developer in this <br />Agreement to construct the Minimum Improvements. The Developer shall cause the Certificate <br />of Completion to be recorded in the proper office for recordation of deeds and other instruments <br />pertaining to the Development Property. <br />ARTICLE VI <br />QUALIFIED REDEVELOPMENT ACTIVITIES <br />Section 6.1 Qualified Redevelopment Activities. Eligible Qualified Redevelopment <br />Activities, pursuant to the TIF Plan, include the following: <br />(a) demolition of any structures or improvements required for the Development; <br />(b) any environmental remediation required for the Development; <br />(c) land acquisition and write down including easements and other encumbrances on <br />the Development Property that would preclude the Development, including holding costs; <br />(d) costs of site improvements by the Developer; <br />(e) development of affordable housing; and <br />(f) other eligible Qualified Redevelopment Activities authorized by the Authority. <br />ARTICLE VII <br />DEVELOPMENT TIMELINE <br />Section 7.1 Minimum Improvement Timeline. Time frames for Commencement <br />and Completion of Construction shall be in accordance with the following schedule, subject to <br />Unavoidable Delay.
