28 <br />Description of the Request <br />The Frigstad family, at 3111 Wilson Street, is seeking a variance for a partial second story & open <br />covered front entry addition to the original 1960 rambler at the same address . The variance is <br />requested as the north portion of the as -built house overlaps with the north set-back from Townview <br />Avenue (refer to attached site drawing). A 15' Exterior Side Yard exemption is being requested . <br />The family of four has lived in the house and enjoyed life in St . Anthony since 2003 . The design intent of <br />the remodel is to upgrade the interior while ensuring that the new exterior design is well suited to the <br />home as well as the surrounding neighborhood -it must look like it belongs in the neighborhood. For <br />this reason the services of a professional architect have been engaged . <br />The partial second story is intended to completely remain within the existing footprint of the home . It <br />will be approximately 530 finished square feet and will be located over the northern portion of the <br />house so that the new sta i r can be stacked over the existing stair and the exterior aesthetic will be <br />architecturally pleasing. Locating this on the southern half of the structure away from the corner would <br />create a visually awkward condition , be obtrusive to our neighbor to the south , and require a 2"' stair be <br />located within the existing bedroom wing of the main level. This would result in losing another <br />bedroom and make the project not practical. The new open covered entry will be incorporated to <br />create a more visually appealing front fa~ade . Photographs of a separate SI. Anthony remodel <br />completed in 2008 designed by our architect, are attached as a reference to reflect the design intent of <br />this remodel at 3111 Wilson Street. <br />The desired improvements to the home include a kitchen remodel, main floor bathroom remodel, <br />converting existing space to a mud room, a new open covered front entry, and a partial second story <br />that will serve as a master suite. Additionally, desired energy efficient elements will also be worked <br />into the remodel including new windows, new doors, new furnace, new air conditioner and re-i nsulation <br />ofthe exterior walls . <br />The finished remodel will reinvigorate the house at 3111 Wilson Street, add value to the neighborhood <br />and position the house to be highly desirable for the coming decades .
