A RESOLUTION APPROVING CHRISTEN ADDITION
WHEREAS , the City Council of. the City of St. Anthony has reviewed
the Christen Addition Plat.
WHEREAS., the Plat .is in conformance with City zoning and platting
requirements.
NOW, THEREFORE., BE IT RESOLVED, that the Christen Addition Plat is
hereby approved.
BE IT FURTHER RESOLVED, that the City Council of the City of
St. Anthony -does not support the request of Hennepin County for an
additional 7 feet of right-of-way on this property along Silver
Lake Road.
Adopted this day of 1981.

MEMORANDUM
TO: Mayor-' City 'Council and -City Manager
of the' City of St. Anthony
RE: Proposed Plat of Christen Addition
DATE: July 7, 1981
We have reviewed .the proposed plat of .Christen Addition,
and the title to the property being platted., as evidenced by three
abstracts of- title, the most recent of which is certified to April
• 29, .1981 7:00 A.M. , by Title- Insurance Company of Minnesota. ' The
following -are our conclusions with- respect to the title and the
plat.
1. TITLE: .Based upon examination of the plat and the
abstracts, -. we conclude the following:
a. The record fee owners of the property
described in the plat are Flossie Christen,
a single person, - as to a portion of the
property, and Robert L. Christen and
Rosemarie Christen., .as to a portion. of the_
property. The final plat has been correctly
• prepared for signature by these owners.
b. The property is "subject to the rights of
the public over the West -33 feet thereof" .
In the plat, the West 33 feet is being '
_ . dedicated as part of County Road No. 136
(Silver Lake Road) . By letter dated March
2.6 1981, the County- of Hennepin has
requested dedication of an additional 7 feet
of right .of way in the plat. The.- County's
approval of the plat is also conditioned
on no - additional access to Silver Lake Road.
C. The most current abstract shows that real
estate taxes due and. payablein 1.980 and
prior years are paid; and that the taxes
payable in 1981 on the property owned by
Flossie Christen have been paid, but that
the- taxes payable in 1981 have not been
-paid on the balance of the -property. Since
the abstract was certified before the first
-.half was due. on -May 31, . 1981, the taxes may
-now have been paid. In any case, the taxes .
currently due must be paid- before the plat
can be recorded by the owners.
2. PLAT CONTENT. We have the following comments with
respect to the proposed plat in consideration of
the platting requirements of Minnesota Statutes,
Chapter 505 and Section 330 of the City ' s Subdivi-
sion Ordinances, and the requirements of Section
6, Subdivision 5, Paragraph 2 (Area and Width)
of the City' s Zoning Ordinance.
a. The plat shows no drainage and utility easements.
If no such easements are necessary, the Council
should waive the requirements of Section 330 : 35 .
b. We assume that staff has checked the building
locations against the height, area and setback
requirements of Section 6, Subdivision 5 of _
the Zoning Ordinance.
C. We have assumed that the name of the proposed
plat is proper and that the surveyor has checked
the name to make sure that it is not the same as
or deceptively similar to any plat previously
recorded in Ramsey or Hennepin County.
d. When the proposed plat has been approved, it
must be .recorded by the owners within 30 days.
A copy of the recorded plat should be furnished
to the City, as required by the City's platting
• ordinance.
This memorandum is for the background and information of
the persons to whom addressed. Since the contents of this memo-
randum do not necessarily represent the position of the City, it
is probably best if the contents are not revealed to anyone
other than the persons to whom addressed.
