RESOLUTION FOR APPROVAL OF THE REQUEST FROM GREG KOZULLA,
KOZULLA &ASSOCIATES FOR AN AMENDMENT TO
THE ST. ANTHONY SHOPPING CENTER PUD TO ALLOW FOR PLANNED
RENOVATIONS AND THE SIGN PLAN TO ALLOW FOR THE MODIFICATION OF
EXISTING WALL SIGNS
WHEREAS, a Public Hearing was scheduled with the Planning Commission for
September 20,2011 to consider approving an amendment to the St.
Anthony Shopping Center PUD Sign Plan as proposed by Kozulla &
Associates;and
WHEREAS, the applicant presented his request according to the requirements of the
City Code as found at Section 152.206(B), REVISIONS AND/OR
CHANGES and 155.25, (4)(9), PERMITS, APPLICATION AND FEES; and
WHEREAS, the City Council reviewed the proposed amendment to the Sign Plan at
their regularly scheduled Council meeting on September 27,2011 and
tabled the request by Mr. Kozulla for further consideration by the
Planning Commission; and
WHEREAS, the Planning Commission received and reviewed revisions submitted by
Kozulla&Associates at the regularly scheduled October 18,2011
meeting;and
WHEREAS, the Planning Commission voted to recommend approval of the revised
proposed amendment to the St. Anthony Shopping Center PUD Sign
Plan, which proposes to modify an existing wall signs for future
replacement at the tenant's discretion; increasing the area of the wall sign
to 3 SF per l lineal foot of business frontage,while keeping the total sign
area at 15% of the wall the sign is installed on;and
WHEREAS, the Planning Commission received and reviewed information about the
proposed mill and overlay of the currently existing parking lot that was
constructed as part of the original shopping center in the 1960s; and
WHEREAS, Mr. Kozulla is proposing to maintain the 294 parking spaces that
currently exist at the Center but testified that because of the configuration
and layout of the parking lot, spaces will continue to vary from 8.5' to 10'
wide and 18' long;and
WHEREAS, Mr. Kozulla further testified that the Center does not use all of the
parking spaces and often is used as overflow to the Market Place Center,
the retail area to the northwest of the St. Anthony Shopping Center.
NOW THEREFORE BE IT RESOLVED, the City Council of the City of St. Anthony
does hereby approve the application from Kozulla&Associates, to amend the Sign Plan
to the St. Anthony Shopping Sign Plan as originally adopted in 1989 and 2003.
