A RESOLUTION APPROVING THE ADMINISTRATIVE LOT COMBINATION FOR 3629
ROOSEVELT,LOT 9,BLOCK 1 SOO LINE ADDITION;LOT 10,BLOCK 1, SOO LINE
ADDITION;LOT 23,BLOCK 1,SOO LINE ADDITION;LOT 24,BLOCK 1, SOO LINE
ADDITION;AND THE SOUTH HALF OF LOT 25,BLOCK 1,SOO LINE ADDITION,
HENNEPIN COUNTY,MINNESOTA
WHEREAS, the St. Anthony Planning Commission reviewed the request by property owner,
Larry Alm,for a lot combination of the five(5) lots that are 3629 Roosevelt Street
NE;and
WHEREAS, staff presented an email from the City Attorney stating that an Administrative
Lot Combination process for Mr. Alm's request for lot combination is
appropriate;and
WHEREAS, the property owner of 3629 Roosevelt Street NE is proposing to combine the lots
solely for the purpose of receiving one tax statement from Hennepin County;and
WHEREAS, the property owner has stated that he has no intention of splitting the resultant
lot to sell it, that he is building a house on the larger, proposed combined lot;and
WHEREAS, the Planning Commission found the following requirements for R-1 lots are in
compliance regarding 3629 Roosevelt Street NE,Lots 9, 10,23,24, and 25, Block
1,Soo Line Addition,Hennepin County, Minnesota:
1. Access. A residential lot must abut by its full frontage on a public street.
2. Size. The minimum dimensions for the single-family residential lots are:
a. Lot area meets minimum lot area of 9,000 SF
i. approximately 22,842 SF
b. Lot width meets minimum lot width of 75 feet
i. 113.5 Feet
c. Maximum Floor Area Ratio of 0.3
i. 0.3
d. Building Setbacks
i. Minimum Front of 30 feet
1. 35.5 feet

ii. Side Yard Setback-5 feet minimum/15 feet combined
1. 26.2 North side yard setback
2. 23.0 South side yard setback
iii. Min. Rear Yard Setback of 25 ft.from rear property line
1. approximately 144 feet
iv Maximum Lot Coverage of 35%;and
1. approximately 13%
WHEREAS, the Planning Commission recommends to the City Council the approval of the
proposed Administrative Lot Combination as requested by the property owner.
NOW,THEREFORE BE IT RESOLVED, that the City Council of the City of St. Anthony does
hereby approve the Administrative Lot Combination for Lots 9,10, 23, 24,and
the South Half of Lot 25,Block 1,Soo Line Addition,Hennepin County,
Minnesota,as 3629 Roosevelt Street NE.
