The applicant shall submit a sign permit application to the City for review and <br /> approval prior to installing any signage, including the monument sign. <br /> g. The monument sign shall use the same building material as the building. <br /> Parks and Trails <br /> h. The developer will be required to repair or replace any trail areas disturbed during <br /> construction. <br /> i. The applicant has shown a private sidewalk constructed connecting the parking lot <br /> to the CSAH 8 public trail. Exact trail location and construction details shall be <br /> submitted for City review and approval prior to installation. <br /> Streets,Access and Parking <br /> j. The applicant shall join the Frenchman Place Road Owners Association for cross <br /> access and maintenance agreements between properties. This shall be recorded <br /> with the final plat for the shared private road. <br /> k. Approval is contingent upon approval of the wetland mitigation/replacement plan <br /> from the Technical Evaluation Panel (TEP) and City. <br /> Landscaping and Open Space <br /> 1. Landscaped areas shall be irrigated. The developer shall submit an irrigation plan <br /> for review and approval by the City. <br /> m. The applicant shall be responsible for maintenance of the landscaping and irrigation <br /> systems on the property. <br /> n. The landscaping around the mechanical equipment shall be revised and reviewed <br /> and approved by the City prior to installation to ensure adequate screening. <br /> o. If the facility adds wall lights on the building, the location and style of lights shall <br /> be reviewed and approved by the City prior to installation. <br /> Miscellaneous <br /> p. The developer shall provide an escrow in the amount of $10,150 to purchase <br /> wetland banking credits in the event that the in-advance, project specific credits, <br /> are not available. <br /> q. The developer must comply with all conditions outlined in the City Engineer's <br /> memo dated February 18, 2016. <br /> I <br />
