5) We are offering four floor plans to choose from. Although they are all basically the same footprint, you <br />couldn't distinguish from the outside because they will have different architecture, elevations, colors, <br />and exterior stone applications. <br />6) We are offering several different color schemes, with the stipulation that the same base color cannot <br />be used with by any two adjacent buildings. The base siding and trim will consist of vinyl products. <br />Concerning the townhome units, my recent experience with clients in other communities indicate that there is <br />a need for slab on grade units with no steps, no maintenance, a minimum of two bedrooms, two baths, <br />approximately 1,700 total square feet, in a quiet neighborhood close to shopping, freeway access, and priced <br />under $300,000. Most customers, if given a choice, prefer a detached townhome. I am offering four different <br />floor plans that will accomplish these needs. <br />We are abiding by the same PUD landscape requirements in place with the previous Rottlund Company <br />development, including perimeter trees along Elmcrest Avenue for screening, a landscape buffer along <br />Rosemary way, a line of trees for a buffer along the north property line across from those townhomes, around <br />the pont) on the northwest corner of the property, and a "gathering" space in the open area just east of the <br />northwest pond. Each home will have a typical foundation plan, per city requirements, as provided by <br />Abrahamson Nurseries. In addition, there will edging and landscape rock around the perimeter of the <br />building, and sod between each unit. <br />There will be a homeowners association (HOA) in place for this development. It will require monthly dues to <br />be paid by each homeowner to the management company for irrigation, lawn cutting, snow removal, weekly <br />garbage pick-up, and a reserve fund. It will also include payment of an insurance premium for coverage of the <br />exterior of each unit. It will be the option of each homeowner to purchase individual insurance for the interior <br />of their home. The amount of the monthly dues will be determined after a budget is prepared by the <br />management company, Initially, the board of directors will consist of the builder, the property manager, and <br />the real estate agent as the president, vice president, and treasurer. When the development is 75% sold, it <br />will be turned over to the homeowners, who can elect their own board of directors from amongst the <br />homeowners. Initially, the builder will act as the Architectural Review Committee (ARC).
