The site was graded several years ago as part of the Victor Gardens North Village Development <br />Project. The proposed site grading is relatively minor as a result. <br />2. The stormwater management plan for Victor Gardens North Village Addition was designed to <br />manage the majority of the stormwater from this site. The plans include minor modifications to the <br />pond in the northwest corner of the property to serve the remainder of the plat. <br />3. The stormwater pond located south of Rosemary Way directly south of the development will serve <br />the majority of the project area. The applicant will need to complete an as -built survey of the pond <br />to verify that it remains consistent with the original design. <br />Wetlands <br />1. The wetlands located near the west and south access roadway locations (as graded) are under <br />review by the TEP for consideration as incidental wetlands. We expect that the wetlands will be <br />deemed incidental; however, the formal approval is pending. <br />Thank you for the opportunity to provide comments on this project.
