RESOLUTION 2014-7 <br />APPROVING PRELIMINARY PLAT FOR MERIDIAN LAND COMPANY FOR "FOX <br />MEADOWS" ON PROPERTY LOCATED EAST OF HIGHWAY 61 AND NORTH OF <br />125TH STREET <br />WHEREAS, Meridian Land Company has requested approval of a preliminary plat to allow <br />construction of 57 homes and on the 21.97 acre property legally described as follows: <br />See attached <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called Public <br />Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does approve the request by Meridian Land <br />Company for a preliminary plat, subject to the following conditions: <br />1. A preliminary plat is approved to allow the creation of 57 single family homes, in accordance <br />with the plans and application received by the City on October 31, 2013 and revisions <br />received February 4, 2014, except as amended by this resolution. <br />2. The development shall comply with the R-3 district standards. <br />3. Phase 1 shall include the Fondant Trail and Foxhill Avenue connections to the north, as well <br />as the connection to 125' Street. <br />4. No development signage is currently proposed. <br />a. If future signage is proposed, it must comply with ordinance standards in place at the <br />time of permit application. <br />b. The applicant will be required to provide a sign easement and maintenance agreement if <br />signage is proposed on one of the lots. <br />5. A minimum of two parking stalls shall be provided for each lot. <br />6. The developer shall comply with the City standards for street lighting within the public right- <br />of-way. <br />7. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 90-239 of the ordinance. <br />Lighting details should be submitted for City review and approval. <br />8. The location and species of all landscaping materials within the public right-of-way and/or <br />development are subject to further review and approval by the City staff. <br />
