RESOLUTION 2014-24 <br />APPROVING A FINAL PLAT AND DEVELOPMENT AGREEMENT FOR OP3 <br />PRAIRIE VILLAGE, LLC, FOR "PRAIRIE VILLAGE 3rd ADDITION" <br />LOCATED NORTH OF 158TH STREET AND WEST OF ONEKA PARKWAY <br />WHEREAS, OP3 Prairie Village, LLC, has requested approval of a final plat and <br />development agreement to plat 32 lots and 2 outlots to be known as "Prairie Village 3'd <br />Addition" located north of 158th Street and west of Oneka Parkway and is legally <br />described as follows: <br />OUTLOT A, PRAIRIE VILLAGE, <br />OUTLOT A, PRAIRIE VILLAGE 2nd Addition <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat and development agreement to OP3 Prairie Village, LLC, for "Prairie Village 3rd <br />Addition" subject to the following conditions: <br />1. The final plat is approved to allow the construction of 32 single family homes and <br />2 outlots, in accordance the approved preliminary plat dated May 29, 2009, and <br />the final plat plans received by the City and dated May 27, 2014, and June 11, <br />2014, except as amended by this resolution. <br />2. The final plat shall be subject to the preliminary plat approval granted by the City <br />Council on June 21, 2010 and as may be amended. (Resolution # 2010-23). <br />3. Development is subject to the R-3 district standards and setbacks as followed. No <br />variances are granted or implied. <br />Minimum Front Yard Setback <br />30 feet <br />Minimum Side Yard Setback <br />10 feet <br />Minimum Rear Yard Setback <br />30 feet <br />4. The development shall comply with the comments in the Engineer's memo dated <br />June 3, 2010 and July 9, 2014. <br />5. The applicant shall construct Oneka Parkway to the north property line of the plat, <br />as shown on the plans. <br />6. Prior to installation, the landscaping along Oneka Parkway and within the median <br />shall be reviewed and approved by staff. <br />7. Outlot A is intended for a future phase of development and will be owned and <br />maintained by the developer. <br />8. Outlot B is for a storm water maintenance facility, is occupied by a wetland, and <br />shall be dedicated to the City. <br />
