RESOLUTION 2011-09 APPROVING A PRELIMAREY PLAT AND PUD AMENDMENT FOR EVERTON INVESTMENTS LLC, FOR FABLE HILLS 3'd ADDITION WHEREAS, Everton Investments LLC, has requested approval of a preliminary plat and PUD amendment for the property legally described as follows: Outlot C, Fable Hills 2"d Addition WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval and; NOW, THEREFORE, BE IT HEREBY RESOVLED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the request by Everton Investments LLC for a preliminary plat and PUD amendment, subject to the following conditions: 1. The preliminary plat is approved to allow the creation of 5 single family lots and 1 outlot, in accordance with the plans and application received by the City on December 29, 2010, and March 21, 2011, except as amended by this resolution. 2. Development standards shall be approved as part of the Fable Hills PUD and shall comply with all standards in Resolution 2002-40, as amended. 3. The developer shall comply with all conditions outlined in the City Engineer's memo dated April 20, 2011. 4. Prior to the final plat being recorded, the developer shall pay the required park dedication fees (Currently set as $2,400 per lot, totaling $12,000). The developer shall also dedicate Outlot A, Fable Hills 1 st Addition to the City and make improvements including the final grade, topsoil and grass seed. 5. The final landscaping plan shall be submitted with the final plat. The landscaping shall be consistent with the previous two phases. 6. Accessory dwelling units are not permitted with in the development. 7. The approach to the Fable Hill Bridge located within the Fable Hills development shall be reconstructed to standards approved by the City Engineer no later than September 15, 2011.
