RESOLUTION 2011-14 APPROVING A FINAL PLAT FOR ELMCREST INVESTMENTS LLC, FOR FABLE HILLS 3rd ADDITION WHEREAS, Everton Investments LLC, has requested approval of a final plat for the property legally described as follows: Outlot C, Fable Hills 2"d Addition WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called public hearing and recommended approval of the preliminary plat; and WHEREAS, the City Council approved the preliminary plat at its meeting on May 16, 2011. NOW, THEREFORE, BE IT HEREBY RESOVLED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the request by Everton Investments LLC for a final plat, subject to the following conditions: 1. The final plat is approved to allow the creation of 5 single family lots and 1 outlot, in accordance with the plans and application received by the City on May 13, 2011, except as amended by this resolution. 2. Development standards shall comply with Resolution 2002-40, as amended. 3. The developer shall comply with all conditions outlined in the City Engineer's memo dated June 2, 2011, and the requirements of the Rice Creek Watershed District outlined in their March 17, 2011 letter. 4. Prior to recording the final plat, the developer shall pay the required park dedication fees (Currently set as $2,400 per lot, totaling $12,000). In addition, the developer shall dedicate Outlot "A," Fable Hills 1 st Addition to the City. 5. Concurrent with the grading of the second lot to receive a building permit, the developer shall make improvements to Outlot "A" including the final grading, placement of adequate topsoil, and planting of grass seed. All improvements are subject to review and approval by the Public Works Director. 6. Prior to recording the final plat, the developer shall pay all development fees outlined in the June 2, 2011 Engineer's memo. 7. The landscaping shall be consistent with the previous two phases and the landscape plans received on May 13, 2011. Landscaping on each lot shall be installed prior to the issuance of a Certificate of Occupancy for that lot.
