RESOLUTION 2011-14 <br />APPROVING A FINAL PLAT FOR ELMCREST INVESTMENTS LLC, FOR FABLE <br />HILLS 3rd ADDITION <br />WHEREAS, Everton Investments LLC, has requested approval of a final plat for the property <br />legally described as follows: <br />Outlot C, Fable Hills 2"d Addition <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called public <br />hearing and recommended approval of the preliminary plat; and <br />WHEREAS, the City Council approved the preliminary plat at its meeting on May 16, 2011. <br />NOW, THEREFORE, BE IT HEREBY RESOVLED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does approve the request by Everton <br />Investments LLC for a final plat, subject to the following conditions: <br />1. The final plat is approved to allow the creation of 5 single family lots and 1 outlot, in <br />accordance with the plans and application received by the City on May 13, 2011, except <br />as amended by this resolution. <br />2. Development standards shall comply with Resolution 2002-40, as amended. <br />3. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated June 2, 2011, and the requirements of the Rice Creek Watershed District outlined in <br />their March 17, 2011 letter. <br />4. Prior to recording the final plat, the developer shall pay the required park dedication fees <br />(Currently set as $2,400 per lot, totaling $12,000). In addition, the developer shall <br />dedicate Outlot "A," Fable Hills 1 st Addition to the City. <br />5. Concurrent with the grading of the second lot to receive a building permit, the developer <br />shall make improvements to Outlot "A" including the final grading, placement of <br />adequate topsoil, and planting of grass seed. All improvements are subject to review and <br />approval by the Public Works Director. <br />6. Prior to recording the final plat, the developer shall pay all development fees outlined in <br />the June 2, 2011 Engineer's memo. <br />7. The landscaping shall be consistent with the previous two phases and the landscape plans <br />received on May 13, 2011. Landscaping on each lot shall be installed prior to the <br />issuance of a Certificate of Occupancy for that lot. <br />
