RESOLUTION 2011-22 <br />APPROVING A MINOR SUBDIVISION FOR ELSIE JASINSKI FOR <br />PROPERTY GENERALLY LOCATED EAST OF GREYSTONE AVENUE AND <br />SOUTH OF 177TH STREET <br />WHEREAS, an application has been filed by Elsie Jasinski that requests approval of a <br />minor subdivision for property located generally east of Greystone Avenue and south of <br />177`h Street; <br />WHEREAS, the subject property is legally described as follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has reviewed said request at a duly called Public <br />Hearing on July 28, 2011, and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor <br />subdivision for Elsie Jasinski, subject to the following conditions: <br />1. A minor subdivision is approved to allow the creation of two lots, in accordance with <br />the plans and application received by the City on June 1, 2011. <br />2. The property is subject to the development standards of the Shoreland Overlay <br />District and the Future Urban Service zoning district. <br />3. Prior to recording the minor subdivision: <br />a. The park dedication shall be cash -in -lieu of dedication for a total of <br />$2,400. <br />b. A 33 foot wide roadway easement shall be dedicated to the City for the <br />right-of-way for 177th Street. <br />4. Prior to issuance of any building permit: <br />a. The applicant shall provide a grading plan that reflects the current <br />topography and proposed grading. <br />b. The applicant shall demonstrate that the parcels are able to meet the Rice <br />Creek Watershed District Rules. <br />c. The applicant shall demonstrate the building sites will comply with the <br />City's regulations regarding building elevation related to groundwater. <br />d. An encroachment agreement shall be recorded between the property <br />owner and Northern Natural Gas Company, for the proposed driveways to <br />cross the easement. <br />
