'r. <br />RESOLUTION 2011- 36 <br />APPROVING A MINOR SUBDIVISION FOR GREG AND BARB BERGMAN <br />FOR 6524170TH STREET <br />WHEREAS, an application has been filed by Greg and Barn Bergamn that requests <br />approval of a minor subdivision for property located at 6524 165` Street. <br />WHEREAS, the subject property is legally described as follows: <br />See Attached <br />WHEREAS, the Planning Commission has reviewed said request at a duly called Public <br />Hearing on September 22, 2011, and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor <br />subdivision for Greg and Barb Bergman, subject to the following conditions: <br />1. A minor subdivision is approved to allow the creation of two lots, in accordance with <br />the plans and application received by the City on August 8, 2011 <br />2. The property is subject to the development standards of the Shoreland Overlay <br />District and the Future Urban Service zoning district. <br />3. Prior to recording the minor subdivision: <br />a. The park dedication shall be cash -in -lieu of dedication for a total of <br />$2,400. <br />b. Additional right-of-way shall be dedicated along 1701' Street to a <br />dimension of 92 feet from the centerline. <br />4. Prior to issuance of any building permit: <br />a. A septic permit shall be issued by Washington County. <br />b. The applicant shall provide a grading plan that reflects the current <br />topography and proposed grading. <br />c. The applicant shall demonstrate that the parcels are able to meet the Rice <br />Creek Watershed District Rules. <br />d. The applicant shall demonstrate the building sites will comply with the <br />City's regulations regarding building elevation related to groundwater. <br />e. The applicant shall meet all items required in the Engineers memo dated <br />September 16, 2011. <br />f. The applicant shall meet all items required in the comment letter from <br />Washington County dated September 12, 2011. <br />
