RESOLUTION 2010-2 <br />APPROVING FINAL PLAT FOR PRATT DEVELOPMENT INC FOR <br />"HERITAGE PONDS 3RDADDITION" ON PROPERTY LOCATED NORTH OF <br />158TH STREET AND ENFIELD AVENUE <br />WHEREAS, Pratt Development Inc. has requested approval of a final plat for "Heritage <br />Ponds 3`d Addition" on property legally described as follows: <br />Outlot C, Heritage Ponds 2nd Addition <br />WHEREAS, the City has approved the preliminary plat for Heritage Ponds on May 3, <br />2004. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat for Pratt Development Inc. for Heritage Ponds 3'd Addition; and <br />FURTHER, that the following conditions be met prior to recording the final plat: <br />1. A final plat is approved for the creation of two lots in accordance with the <br />application and plans received by the City on December 4, 2009. <br />2. Development standards shall be according to preliminary plat and PUD approvals <br />granted by the City Council on May 3, 2004, and as may be amended. The <br />applicant shall comply with the development standards in approved resolutions <br />2004-26, 2004-27 and 2005-10. <br />FURTHER, that the following conditions be met prior to issuance of building permits: <br />3. One full set of approved plans must be submitted to the City. <br />4. All residential lots shall comply with the following setbacks: <br />Single Family <br />Lot Size <br />6,604 square feet <br />Lot Width <br />55 feet or 70 feet <br />Building Height <br />40 feet <br />Front <br />25 feet <br />Side, Interior <br />5 feet garage <br />10 feet living space <br />Side, Corner <br />25 feet <br />Rear <br />30 feet <br />
