V4 <br />RESOLUTION 2010-23 <br />APPROVING A PRELIMINARY PLAT AND REZONING FOR PRATT <br />DEVLEOPMENT FOR "PRAIRIE VILLAGE" LOCATED NORTH OF 158TH <br />STREET AND WEST OF ONEKA PARKWAY <br />WHEREAS, Pratt Development has requested approval of a preliminary plat and <br />rezoning of property to develop 79 lots and 5 outlots to be known as "Prairie Village" <br />located north of 158`h Street and west of Oneka Parkway and is legally described as <br />follows: <br />THE NORTHEAST QUARTER OF THE NORTHWEST QUARTER OF SECTION 18, <br />TOWNSHIP 31 NORTH, RANGE 21 WEST, WASHINGTON COUNTY, MN. <br />AND <br />OUTLOT J, HERITAGE PONDS FIRST ADDITION <br />AND <br />OUTLOT A, HERITAGE PONDS THIRD ADDITION <br />WHEREAS, the Planning Commission has reviewed said site plan and recommends <br />approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />preliminary plat and rezoning to Pratt Development for "Prairie Village" subject to the <br />following conditions: <br />1. A preliminary plat is approved to allow the creation of 79 single family lots and <br />five outlots to be dedicated to the City, in accordance with the plans received by <br />the City on May 25, 2009 except as amended by this resolution. <br />2. Development is subject to the R-3 district standards. No variances are granted or <br />implied. <br />3. The development shall comply with the comments in the Engineer's memo dated <br />June 3, 2010. <br />4. The applicant shall construct Oneka Parkway to the north property line of the pre <br />plat at the time any portion of phase 4 is final platted. <br />5. The applicant shall dedicate the right of way for Oneka Parkway at any time <br />deemed necessary by the City. <br />6. The required landscaping and street lighting proposed within Oneka Parkway <br />shall be installed as each parkway segment is constructed and shall be consistent <br />with the existing landscaping installed on Oneka Parkway. <br />
