RESOLUTION 2010-36 <br />APPROVING A FINAL PLAT AND DEVELOPMENT AGREEMENT FOR <br />PRATT DEVLEOPMENT FOR "PRAIRIE VILLAGE 20d ADDITION" <br />LOCATED NORTH OF 158TH STREET AND WEST OF ONEKA PARKWAY <br />WHEREAS, Pratt Development has requested approval of a final plat and development <br />agreement to plat 11 lots and 1 outlots to be known as "Prairie Village 2nd Addition" <br />located north of 158"' Street and west of Oneka Parkway and is legally described as <br />follows: <br />OUTLOT B, PRAIRIE VILLAGE <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat and development agreement to Pratt Development for "Prairie Village 2nd Addition" <br />subject to the following conditions: <br />1. The final plat is approved to allow the construction of 11 single family homes and <br />1 outlots, in accordance the approved preliminary plat dated May 25, 2009 and <br />the final plat plans received by the City and dated June 14, 2010 and July 16, <br />2010, except as amended by this resolution. <br />2. The final plat shall be subject to the preliminary plat approval granted by the City <br />Council on June 21, 2010 and as may be amended. (Resolution # 2010-23). <br />3. Development is subject to the R-3 district standards and setbacks as followed. No <br />variances are granted or implied. <br />Minimum Front Yard Setback <br />30 feet <br />Minimum Side Yard Setback <br />10 feet <br />Minimum Rear Yard Setback <br />30 feet <br />4. The development shall comply with the comments in the Engineer's memo dated <br />June 3, 2010, July 1, 2010, and July 22, 2010. <br />5. The applicant shall construct Oneka Parkway to the north property line of the pre <br />plat at the time any portion of phase 5 is final platted. <br />6. The applicant shall dedicate the right of way for Prairie Trail North and Oneka <br />Parkway at any time deemed necessary by the City. <br />7. The landscaping planned for the development shall be installed all at the same <br />time during each phase. The developers shall take proper precautions to protect <br />the trees as the homes are being built. <br />8. Each home shall include a minimum of 2 parking spaces within the driveway. <br />The driveway widths shall be a maximum of 24 feet at the right of way line. <br />
