RESOLUTION 20084 APPROVING A PROPERTY LINE ADJUSTMENT AND SITE PLAN FOR DALE DOCKENDORF IN THE GENERAL INDUSTRIAL ZONING DISTRICT ON PROPERTY LOCATED IN THE VICINITY OF THE NORTHEAST CORNER OF 130TH STREET AND FENWAY BOULEVARD WHEREAS, Dale Dockendorf has requested approval of a property line adjustment and site plan to construct an office/warehouse building on property located in the Bald Eagle Industrial Park legally described as follows: See Attached Legal Description WHEREAS, the Planning Commission has reviewed said property line adjustment and site plan at a duly called public hearing on J and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the property line adjustment and site plan to Dale Dockendorf to construct an office/warehouse building on property located in the Bald Eagle Industrial Park subject to the following conditions: 1. All trash enclosures shall be located within the building. Prior to the issuance of a building permit: 2. The applicant shall submit cut sheets of all exterior building light fixtures. Only cut-off fixtures are allowed 3. All items in the engineer's memo dated January 16, 2008 shall be completed. 4. A shared driveway agreement shall be reviewed and approved by the City and a driveway permit shall be approved for any proposed driveways. 5. The applicant shall remove the portion of the existing gravel parking lot that encroaches on the proposed development from the property to the east. 6. The awnings on the building shall be metal and details shall be indicated on the final construction plans. The awnings are subject to review and approval by staff. 7. Prior to the installation of any signs, the applicant shall obtain sign permits. Sign criteria for the development shall be reviewed and approved by the City. 8. The construction plans shall show the four foot parapet wall above the roof line.
