RESOLUTION 20084 <br />APPROVING A PROPERTY LINE ADJUSTMENT AND SITE PLAN FOR DALE <br />DOCKENDORF IN THE GENERAL INDUSTRIAL ZONING DISTRICT ON <br />PROPERTY LOCATED IN THE VICINITY OF THE NORTHEAST CORNER <br />OF 130TH STREET AND FENWAY BOULEVARD <br />WHEREAS, Dale Dockendorf has requested approval of a property line adjustment and <br />site plan to construct an office/warehouse building on property located in the Bald Eagle <br />Industrial Park legally described as follows: <br />See Attached Legal Description <br />WHEREAS, the Planning Commission has reviewed said property line adjustment and <br />site plan at a duly called public hearing on J and recommends approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />property line adjustment and site plan to Dale Dockendorf to construct an <br />office/warehouse building on property located in the Bald Eagle Industrial Park subject to <br />the following conditions: <br />1. All trash enclosures shall be located within the building. <br />Prior to the issuance of a building permit: <br />2. The applicant shall submit cut sheets of all exterior building light fixtures. <br />Only cut-off fixtures are allowed <br />3. All items in the engineer's memo dated January 16, 2008 shall be <br />completed. <br />4. A shared driveway agreement shall be reviewed and approved by the City <br />and a driveway permit shall be approved for any proposed driveways. <br />5. The applicant shall remove the portion of the existing gravel parking lot <br />that encroaches on the proposed development from the property to the <br />east. <br />6. The awnings on the building shall be metal and details shall be indicated <br />on the final construction plans. The awnings are subject to review and <br />approval by staff. <br />7. Prior to the installation of any signs, the applicant shall obtain sign <br />permits. Sign criteria for the development shall be reviewed and approved <br />by the City. <br />8. The construction plans shall show the four foot parapet wall above the <br />roof line. <br />
