ā€ž Resolution 2008-16 <br />Page 2 <br />Mechanical Equipment <br />a. Ground mounted mechanical equipment shall be low profile and located to the <br />side or rear of the building and completely enclosed with building materials <br />compatible with the principal building, as required by Section 1195-740.1 of the <br />Zoning Ordinance. If ground -mounted equipment is proposed, the equipment and <br />screening method shall be shown on the plans. <br />b. Roof -top mechanical equipment shall be completely enclosed with building <br />materials compatible with the principal building, as required by Section 1195- <br />740.1 of the Zoning Ordinance. If roof -top equipment is proposed, site lines shall <br />be submitted from adjacent property lines and public right-of-way to ensure that <br />equipment is not visible. <br />Signage <br />c. A comprehensive sign plan that shows the type, location, and size of (area and <br />height) of all signage shall be submitted for review before any signage will be <br />approved. <br />Streets, Access and Parking <br />d. The access points from Everton Avenue are generally acceptable; however, they <br />will need to be reviewed in more detail by the City and Washington County as <br />part of the proposed improvements to Everton Avenue to determine whether or <br />not either of the accesses needs to be limited in any way. <br />e. The proposed perimeter drive aisle will need to be designated as a fire lane and <br />meet all the Fire Chief s requirements for the location of fire hydrants, fire <br />department connections and fire lane signage. <br />Landscaping and Open Space <br />f. The property owner shall be responsible for maintenance of the landscaping and <br />irrigation systems within the site (Lot 1, Block 1, Frenchman Place lst Addition). <br />Miscellaneous <br />g. The developer must comply with all conditions outlined in the City Engineer's <br />memo dated April 17, 2008. <br />h. The wetland impacts proposed as part of the office/medical facility development <br />on Lot 1, Block 1, Frenchman Place Iā€ Addition were approved by the City on <br />March 28, 2008. The applicant will be required to adhere to the conditions of this <br />permit including posting the cash escrow prior to construction. <br />
