d) The proposed building materials are in keeping with the sprit and <br />intent of the ordinance, because they are compatible with the existing <br />building and adjacent buildings. <br />e) The spirit and intent of the ordinance is to provide a distance between <br />the property lot line and the building lot. line. Since there is an <br />existing building close to the lot line the situation will not change <br />noticeably. <br />fj The property currently has nonconforming uses, including the exterior <br />storage of materials. By constructing the building addition, it allows <br />the applicant to move the materials inside the building, thus removing <br />a nonconforming use. Without the granting of the variance, the <br />nonconforming use would continue. <br />g) The proposed building addition would not alter the character of this <br />area which is identified in the City's land use plan as <br />CommerciaMdustrial. The adjacent properties to the north and south <br />also do not meet the 30 foot side yard setback and have metal panels <br />as the building material. <br />h) The granting of the variance will not allow new uses that are <br />prohibited in the district. <br />i) The proposed building addition would not be within a designated <br />floodplain.
