RESOLUTION 2007 - 39 <br />APPROVING A VARIANCE FOR MULTIFEEDER TECHNOLOGY IN THE <br />GENERAL INDUSTRIAL ZONING DISTRICT ON PROPERTY LOCATED AT <br />LOT 3, BLOCK 1, BALD EAGLE INDUSTRIAL PARK 4TH ADDITION <br />WHEREAS, Neal Nordling has requested approval of a variance to construct a <br />monument sign at the front property line where 30 feet is required <br />Lot 3, Block 1, Bald Eagle Industrial Park 4th Addition <br />WHEREAS, the Planning Commission has reviewed said variance at a duly called public <br />hearing on July 26, 2007 and recommends approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />variance request to Neal Nordling to permit construction of a sign to be located at the <br />front property line where 30 feet is required based on the following findings: <br />1. The request is permissible by law. <br />2. The site is proposed to have infiltration ponds at the entrance on each side <br />of the drive into the property that limit the area of which a sign could be <br />located. The ponds end approximately 60 feet from the front property line <br />to the east. If the sign was placed 60 feet from the property line the sign <br />would not be seen from Fenway Boulevard, this would cause hardship for <br />the property owner. <br />3. The sign would be located at the property line but will still be 10 feet from <br />the curb of Fenway Boulevard. It is in staff's opinion that there would not <br />be a site distance problem. <br />4. If the variance is not granted a monument sign would not be easily seen if <br />it is setback passed the infiltration ponds at 60 feet back. <br />5. There are other monument signs in the area for the surrounding industrial <br />buildings. The variance would not alter the character of the area. <br />6. The use is allowed in the district. <br />7. The property is not within the floodplain. <br />8.
