RESOLUTION 2007 - 48 <br />APPROVING TWO VARIANCES FOR WILSON TOOL IN THE GENERAL <br />INDUSTRIAL ZONING DISTRICT ON PROPERTY LOCATED AT LOT 3, <br />BLOCK 2, BALD EAGLE INDUSTRIAL PARK <br />WHEREAS, Wilson Tool has requested approval of a variance to construct a monument <br />sign 15 feet — 3 inches from the property line where 30 feet is required. <br />WHEREAS, Wilson Tool has requested approval of a variance to allow the construction <br />of a second monument sign on the property. <br />Lot 3, Block 2, Bald Eagle Industrial Park <br />WHEREAS, the Board of Zoning Adjustments has reviewed said variance at a duly <br />called public hearing on August 23, 2007 and recommends approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />variance requests to Duane Berg of Wilson Tool to permit construction of a sign to be <br />located 15 feet — 3 inches from the property line where 30 feet is required and to permit a <br />second monument sign on the property based on the following findings: <br />1. The requests are permissible by law. <br />2. The applicant is requesting to have the monument sign located 15 feet — 3 <br />inches from the property line where 30 feet is required. To the west of the <br />sign there is a side walk and beyond that is the new building addition. The <br />sign could not be much closer to meet the setback requirement. <br />The property is unique because there are several large buildings in a <br />campus setting under the same ownership. The applicant would like to <br />have a monument sign at the main entrance of the building. Although <br />there is a monument sign on 130th Street, the applicant has stated that <br />there is a hardship to allow both. The monument sign on 130th Street <br />identifies where Wilson Tool is and the one that is proposed to be on <br />Farnham Avenue is to identify the main entrance. <br />3. The spirit and intent of the front yard setback is to provide sight distance <br />at the road. The sign would be located 15 feet — 3 inches from the property <br />line but will still be 22 feet from the curb of Farnham Avenue. It is in <br />staff s opinion that there would not be a site distance problem <br />The spirit and intent of the sign ordinance is to allow adequate and a <br />reasonable amount of signage for a business. The requested variance is <br />keeping with the spirit and intent of the ordinance. <br />4. If the variance is not granted a monument sign would not be easily seen <br />from the road if it is setback beyond the 15 feet — 3 inches from the <br />property line as proposed. <br />
