RESOLUTION 2006 - 4 <br />APPROVING A PRELIMINARY PLAT AND SITE PLAN FOR CROSS <br />COUNTRY PROPERTY LLC, FOR "ONEKA LAKE TOWN HOMES" ON <br />PROPERTY LOCATED NORTH OF 150 STREET AND EAST OF TH61 <br />WHEREAS, Cross Country Property LLC has requested approval of a preliminary plat <br />and site plan to allow 30 townhomes and one outlot on the property legally described as <br />follows: <br />The West One-third of the South Half of the Southeast Quarter of the Southeast <br />Quarter of Section 17, Township 31, Range 21, Washington County. <br />WHEREAS, the Planning Commission has reviewed the preliminary plat and site plan at <br />a duly called Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Cross Country Property LLC. for a preliminary plat and site plan, subject to <br />the following conditions: <br />1. A preliminary plat and site plan are approved to allow the creation of 30 townhome <br />units and 1 outlot, in accordance with the plans and application received by the City <br />on November 9, 2005 and revised plans dated February 9, 2006, except as amended <br />by this resolution. <br />2. Development standards shall be as required by the R-4 district. <br />3. Prior to approval of the final plat, the applicant must comply with the following <br />conditions: <br />a. The developer shall comply with all conditions in the City Engineer's Memo <br />dated February 2, 2006. <br />b. The developer must obtain all necessary permits from Rice Creek Watershed <br />District. <br />c. The applicant must provide a snow storage plan that clearly identifies where snow <br />will be stored on or off site without damage to the proposed landscaping. <br />d. The plans must be revised to include patio and privacy fence details for review <br />and approval by the City. Fences shall only be allowed to provide separation <br />between patios and will not be allowed in rear yards or on the perimeter or the <br />site. <br />e.
