Resolution 2006-30 <br />Page 2 <br />4. Approval of the Final Plat is contingent upon the TEP approval of the wetland <br />mitigation plan. <br />5. All structures (except those accessory to the telecommunications tower) shall be <br />located a minimum of 165 feet from the existing telecommunications tower. <br />6. The developer shall comply with the City standards for street lighting within the <br />public right-of-way. <br />7. Exterior lighting shall be consistent throughout the development. All lighting <br />shall be shielded to prevent glare and light trespass, as required by Section 1195- <br />410 of the ordinance. <br />8. The development shall comply with the Fire Chief s requirements regarding fire <br />flow calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage. <br />9. The right-of-way and street width for all roads shall be as shown on the plans. <br />10. The plat shall comply with the City's street naming system, except as otherwise <br />approved by the City Council. <br />11. A minimum of two parking stalls shall be provided for each lot. <br />12. The minimum floor elevation shall comply with Section 1175-060.1 of the Hugo <br />Zoning Ordinance. <br />13. FURTHER, that the following conditions shall be met prior to release of the final <br />plat for filing: <br />a) Park dedication shall be cash in lieu of land dedication and shall be required <br />for the new lots created by this plat, subject to the park dedication fees in <br />place at the time of filing. <br />b) Park dedication for Outlot A shall be cash in lieu of land dedication, subject to <br />the park dedication fees in place at the time of filing, and shall be due when <br />the Final Plat is approved for that parcel, prior to its release for filing. <br />c) The plans shall be revised to plat Lot 1, Block 1 as Outlot A. <br />d) Future development on Outlot A shall be subject to the architectural standards <br />for Wilderness View 2"d Addition, received by the City on April 14, 2006. <br />e) The ownership, maintenance and use of Outlot A shall be subject to the <br />following: <br />Outlot A is approved for future development of only one home site. No <br />other approvals are granted or implied. <br />
