RESOLUTION 2006-34 <br />APPROVING A SITE PLAN AND VARIANCE FOR FLEISCHHACKER <br />OFFICE CONDOMINIUM IN THE RESIDENTIAL SERVICE ZONING <br />DISTRICT ON PROPERTY LOCATED AT 5448140TH STREET NORTH <br />WHEREAS, Mike Fleischhacker has requested approval of a variance and site plan to <br />construct an office condominium on property located at 5448 140th Street North legally <br />described as follows: <br />See Attached Legal Description <br />WHEREAS, the Planning Commission has reviewed said site plan at a duly called public <br />hearing on June 8, 2006 and recommends approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan and variance to Mike Feischhacker to construct an office condominium, on property <br />located at 5448 140th Street North. <br />1. A variance is approved to allow for the construction of 48 parking spaces instead <br />of the required 49 spaces <br />Prior to the issuance of a building permit: <br />2. The applicant shall combine the two parcels into one and record it with <br />Washington County. <br />3. The applicant shall dedicate an access easement for the benefit of adjacent <br />property owners. <br />4. The applicant shall dedicate the required 140th Street public right of way to the <br />City. <br />5. The applicant shall submit a full lighting plan and cut sheets of all parking lot and <br />exterior building light fixtures. Only cut-off fixtures are allowed <br />6. All items in the engineer's memo dated June 1, 2006 shall be completed. <br />7.
