Resolution 2006-41 <br />Page 2 <br />3. The development shall comply with the R -R district standards for a Rural <br />Preservation Plat, except as otherwise noted. <br />4. The following conditions shall be met prior to approval of a Final Plat: <br />a. The applicant must work with adjacent property owners to obtain an easement to <br />access the portion of the site north of the pond for maintenance and emergency <br />service purposes. <br />Wetlands/Drainage <br />b. The developer must obtain all necessary wetland permits from the City of Hugo. <br />c. The minimum floor elevations shall comply with Section 1175-060.1 of the Hugo <br />Zoning Ordinance. <br />d. Drainage and utility easements shall be provided over all the outlots, wetlands, <br />ponds, utilities and along lot lines. <br />e. The storm water ponds must provide quality treatment and rate control and meet <br />the design requirements of the City Engineer. <br />Landscaping/Tree Preservation <br />f. The applicant shall submit landscape detail sheets for the foundation plantings <br />surrounding the proposed central gathering and the entry monument feature. <br />g. The applicant shall incorporate high landscape standards into the development <br />covenants for the single family lots in addition to the landscape requirements <br />outlined in the City's landscape ordinance. These landscape plans must be <br />submitted for City review and approval. <br />h. A tree preservation plan shall be submitted, which identifies all trees over 8 - <br />inches in diameter and identifies the trees that are planned to be preserved. <br />i. The grading plan shall be revised to show the limits of the proposed grading near <br />any large trees and woodlot to be preserved and identify the tree protection <br />fencing. <br />Community Septic/Wells <br />j. The location of the 11 proposed wells and 1 existing well shall be shown on the <br />plans. <br />
