Resolution 2006-41 <br />Page 4 <br />Parks, Trails and Open Space <br />v. The trail along the west side of the new public street as shown on the plans should <br />extend from 132nd Street to the end of the street stub. <br />w. The applicant shall dedicate a 20 -foot public trail easement over all trails located <br />outside of the public right-of-way. <br />x. The trail that loops from the new public street around the perimeter of the open <br />space in Outlot C should be shown on the preliminary plan. <br />Y. The trail easement for the loop trail in Outlot C should be adjacent to the property <br />line where possible to differentiate between public open space and the private <br />backyards. <br />z. All trails shall be 10 feet wide and paved with a bituminous surface. The trails <br />shall be constructed by and paid for by the applicant with this plat. <br />aa. The applicant must submit trail construction details for the trails for review and <br />approval by the City. <br />bb. Outlot D includes a gazebo, play area and patio to be constructed by the developer <br />and maintained by the HOA. The site plan shall be revised to show these <br />improvements. Construction detail sheets shall be submitted to the City for <br />review and approval. <br />Miscellaneous <br />cc. The development shall comply with the Fire Chief s requirements regarding fire <br />flow calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage. <br />dd. The applicant shall comply with all conditions in the City Engineer's letter dated <br />April 5, 2006. <br />ee. The applicant shall provide information about architectural standards within the <br />development. <br />ff. A revised copy of the homeowners' association documents shall be submitted for <br />review and approval by the City Attorney. The documents shall clearly define the <br />rights and responsibilities of the homeowners' association. The homeowners' <br />association shall be responsible for maintenance of the common outlots and <br />community facilities, including the community septic. <br />
