The following conditions must be met prior to issuance of building permits: <br />a) The applicant shall submit a Final PUD Plan application for City review and approval. <br />The final development plans shall show compliance with all conditions of approval and <br />shall include a final PUD plan, a final grading, drainage and erosion control plan, a final <br />utility plan, a final landscape plan, and all other plans to be utilized for the construction <br />of the site. <br />b) The applicant must submit one full set of approved final plans to the City. <br />c) The applicant shall file the Final Plat, Development Agreement and associated <br />documents, including the declaration of easements and the sidewalk easement documents, <br />at Washington County. Proof of recording must be provided to the City. <br />d) The operations and easement agreement for Victor Gardens North shall be revised to <br />include the subject site. The revised document shall be submitted for review and <br />approval by the City Attorney. The revised document shall be recorded with the final <br />plat. <br />e) The developer's architectural control committee (ARC) shall review* and approve the <br />building design prior to building permit submittal. A written copy of the ARC approval <br />shall be submitted with the building permit application. The City shall review the <br />building architecture for compliance with the approved plans prior to issuance of building <br />permits. <br />f) The applicant shall obtain all necessary local, state, and federal permits. <br />g) A building permit may be issued once the construction of the common improvements <br />(both public and private) which serve the lot have commenced. <br />6. All common improvements and requirements of Victor Gardens North Village 3'd Addition, <br />which serve the subject lot, including the construction of Street A and sidewalks, shall be <br />tested and approved by the City prior to the issuance of a certificate of occupancy on this site. <br />Adopted by the Hugo City Council this 21' day of August 2006. <br />/alk, X <br />iron, Mayor <br />ATTEST: <br />X., dr,� <br />Mary reager, City Clerk <br />
