Resolution 2006-74 <br />Page 4 <br />s. The applicant shall dedicate Oudots A and B to the City as parkland, to meet <br />the City's park dedication requirements. <br />t. The chain link fence around the well pump house area is not required and <br />should be removed or constructed of a material consistent with overall <br />development. The community well and wastewater system plans should be <br />revised to show compliance with this requirement. <br />u. The control building and pump house buildings shall be constructed of <br />materials that are consistent with the single family home design standards, or a <br />long lasting material like stone or brick. The community well and wastewater <br />system plans shall be revised to clearly show the proposed building materials <br />for the control building and the pump house. Final plans must be submitted for <br />review and approval by City staff. <br />10. The following conditions shall be met prior to issuance of building permits: <br />a. The applicant shall record the final plat, developer's agreement, easements and <br />all other documentation at Washington County and provide the City with proof <br />of recording. <br />b. The final trail crossing location on 125`x' Street shall be field located by the <br />developer and the City Engineer. <br />c. The developer shall submit copies of the maintenance contracts between the <br />HOA and the contractors responsible for maintenance of the open space, <br />community septic and community well systems for review and approval by the <br />City. Signed copies of these contracts shall also be submitted to the City. <br />d. The existing individual septic system and well on Lot 2, Block 1 shall be <br />abandoned according to State requirements and the home shall connect to the <br />community well and septic system. <br />e. The developer shall construct center turn lanes and right turn lanes on Honeye <br />Avenue at the intersection of Honeye Avenue and CSAH 7 as indicated on the <br />plans received November 14, 2006. The improvements shall be at the <br />developer's expense and in compliance with the City's street standards. <br />11. The following conditions shall be met prior the release of financial guarantees: <br />a. The developer shall construct the trails, gazebo, wooded entry arbor, bridge and <br />other open space amenities as indicated on the plans received November 14, <br />2006 and the construction detail sheets received October 27, 2006. <br />
