RESOLUTION 2005-29 <br />APPROVING A SITE PLAN FOR SCHWIETERS PROPERTIES FOR <br />PROPERTY LOCATED EAST OF FENWAY AVENUE AND SOUTH OF 140M <br />STREET <br />WHEREAS, The Schwieters Construction has requested approval of a site plan to allow <br />for the construction of a 45,000 square foot building and related site improvements on the <br />property legally described as follows: <br />Lots 4 and 5, Bald Eagle Industrial Park, 3'd Addition <br />WHEREAS, the Planning Commission has reviewed the site plan at a duly called Public <br />Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Schwieters Properties for a site plan, subject to the following conditions: <br />1. A site plan is approved to allow the construction of a 45,000 square foot building, in <br />accordance with the plans received on April 25, 2005, except as amended by this <br />resolution. <br />2. The applicant shall present a plan detailing screening of all exterior storage areas to <br />the Planning Commission no later than June 23, 2005. All screening methods shall <br />include materials consistent with the architecture of the building, and the screening <br />plan is subject to review and approval by the Planning Commission and City Council. <br />All screening indicated on the plan shall be installed no later than July 1, 2006. <br />3. Prior to the issuance of a building permit, WCA approval is required by the TEP and <br />the City. <br />4. The applicant shall comply with the engineer's memo dated April 7, 2005. <br />5. Prior to the issuance of a Certificate of Occupancy, all rooftop mechanical equipment <br />shall be screened from view with a treatment compatible to the building architecture. <br />6. Prior to the issuance of a building permit, the applicant shall submit a lighting plan <br />for any exterior lighting. The plan shall include cut -sheets indicating that all lighting <br />will contain cut-off fixtures and will comply with the City's exterior lighting <br />standards. <br />7.
