RESOLUTION 2005-60 <br />APPROVING A SITE PLAN FOR R. A. PEARSON MECHANICAL INC. FOR <br />PROPERTY LOCATED EAST OF FENWAY BOULEVARD NORTH AND <br />NORTH OF FENWAY BOULEVARD CIRCLE NORTH <br />WHEREAS, R. A. Pearson Mechanical Inc. has requested approval of a site plan to allow <br />for the construction of a 45,000 square foot building and related site improvements on the <br />property legally described as follows: <br />Lot 1 Block-l.ofBald Eagle Industrial Park, 5" Addition <br />WHEREAS, the the Planning Commission has reviewed the site plan at a duly called Public <br />Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE <br />CITY OF HUGO, MINNESOTA, that it should and hereby does approve the request by R. <br />A. Pearson Mechanical Inc. for a site plan, subject to the following conditions: <br />1. A site plan is approved to allow the construction of a 45,000 square foot building, in <br />accordance with the plans received on October 6, 2005, except as amended by this <br />resolution. <br />2. The applicant shall comply with the engineer's memo dated October 6, 2005, and <br />submit a revised grading and stormwater management for approval by the City <br />Engineer prior to issuance of a building permit. <br />3. Prior to the issuance of a building permit, the applicant shall provide a screening plan <br />including prospective sight lines from adjacent public right-of-ways. The rooftop <br />mechanical units shall be screened completely by the . parapet wall or a treatment <br />compatible to the building architecture. <br />4. Prior to the issuance of a building permit, the applicant shall submit a lighting plan for <br />any exterior lighting. The plan shall include cut -sheets indicating that all lighting will <br />contain cut-off fixtures and will comply with the City's exterior lighting standards. <br />5. The applicant shall submit a revised landscape plan detailing the year round screening <br />proposed for the loading area. <br />6. All exterior signage shall comply with the ordinance standards. <br />7. The applicant shall construct the 27 additional parking spaces designated on the site <br />plan as "proof of parking" if parking demand increase, if a parking problem arises, or if <br />the additional office space in the building is occupied by another tenant. <br />Adopted and passed this November 7, 2005. <br />Uta <br />4ron, Mayor <br />ATTEST: <br />Mary Creager, City Clergy <br />
