Resolution 2004-04 <br />Page 2 <br />Architectural and Design standards <br />6. The building plans received by the City on November 26, 2002 shall be revised <br />according to this resolution. <br />7. The developer shall submit a design palette for entire project for City review and <br />approval. The palette shall include colors for siding, shakes, shutters, shingles, brick <br />and stone. Building colors and materials shall be harmonious throughout the <br />development. <br />8. All building elevations shall receive nearly equal treatment and visual qualities. <br />9. The buildings shall be of high quality and constructed with durable materials. Major <br />exterior surfaces of all walls shall be vinyl siding or shake and brick or stone. <br />Landscaping and Lighting <br />10. The ordinance requires 38 coniferous trees and 38 overstory deciduous trees to be <br />planted on site plus shrubs and ornamental trees. The applicant shall revise the plan <br />to provide the required number of plantings at the minimum size required by <br />ordinance. <br />11. The landscaping plan shall be revised to be consistent with the grading plan: <br />12. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 6.37 of the <br />ordinance. Lighting details should be submitted for City review and approval. <br />13. A master sign plan for the development shall be submitted for City review and <br />approval. <br />14. The applicant shall preserve trees as indicated on the plans. <br />Streets, Parking and Utilities <br />15. The right-of-way for all other roads shall be a minimum of 60 feet, except the <br />parkway, which shall have 100 feet of right-of-way. <br />16. The right-of-way for public streets shall be 50 feet. <br />17. Public streets within the development shall be 28 feet in width (face to face). <br />18. Public streets within the development shall comply with City street standards for a 9 - <br />ton and the details shall be revised accordingly. <br />
