RESOLUTION 200441 APPROVING A MINOR SUBDIVISION FOR ERIC OLSON ON PROPERTY LOCATED AT 5030165TH STREET NORTH WHEREAS, an application has been filed by Eric Olson that requests approval of a minor subdivision for property located at 5030165` Street North; WHEREAS, the subject property is legally described as follows: The East Half of the Southwest Quarter of the Northeast Quarter of Section 7, Township 31, Ramge 21, Washington County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval, and; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor subdivision for Eric Olson, subject to the following conditions: 1. A minor subdivision is approved in accordance with the plans and application received by the City on April 9, 2004, except as amended by this resolution. 2. The property is subject to the development standards of the Shoreland Overlay District and the Future Urban Service zoning district. 3. A right-of-way deed shall be recorded for 33 feet of road right -of way along 165x` Street North at the time the minor subdivision is recorded. 4. Prior to recording the subdivision, the developer shall pay the park dedication fee in lieu of land dedication, pursuant to the Dedication Policy in effect at the time of recording the subdivision. Park dedication fees shall only apply to the eastern lot. 5. The applicant will need to obtain a septic system permit from Washington County Environmental Services for the new lot. 6. A permit to cross the wetlands on Parcel A for driveway access will be obtained from the City prior to recording the subdivision at Washington County. ADOPTED by the City Council on June, 2004.
