RESOLUTION 200449 <br />APPROVING A MINOR SUBDIVISION FOR JIM LEROUX ON PROPERTY <br />LOCATED AT THE SOUTHWEST CORNER OF 165TH STREET NORTH AND <br />EVERTON AVENUE <br />WHEREAS, an application has been filed by Jim Leroux that requests approval of a <br />minor subdivision for property located at the southwest corner of 165h Street North and <br />Everton Avenue <br />WHEREAS, the subject property is legally described as follows: <br />(See attached legal description) <br />WHEREAS, the Planning Commission has reviewed said request at a duly called Public <br />Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor <br />subdivision for Jim Leroux, subject to the following conditions: <br />1. A minor subdivision is approved in accordance with the plans and application <br />received by the City on May 11, 2004, except as amended by this resolution. <br />2. The property is subject to the development standards of the FUS zoning district. <br />3. A variance is approved from the minimum lot size standards for parcel C <br />4. Prior to recording the subdivision, the applicant shall dedicate 33 feet of right-of-way <br />for 1651' Street, and 100 feet of right-of-way for the future parkway. <br />5. Prior to recording the subdivision, the proposed building site and septic field shown <br />for Parcel C, shall be relocated so as to comply with the required building setbacks. <br />ADOPTED by the City Council on July 6, 2004. <br />ATTEST: <br />Mary reager, City Clerk <br />1.�Mayor <br />
