Resolution 2004-54 <br />Page 2 <br />10. The developer shall revise the plans to comply with the 65 -foot minimum lot width as <br />shown on the July 12, 2004 concept. <br />11. The wetlands must be blanketed by a drainage and utility easement. <br />12. The 300 -foot shoreland district must be shown on the plat. <br />13. The shoreland district's impervious calculations must be revised to include both sides <br />of the' creek. <br />14. The existing easement over Outlot C is to be vacated. The applicant will need to <br />provide proof of vacation prior to Final Plat approval. <br />15. The developer must obtain all necessary permits from Rice Creek Watershed District <br />and Minnesota Department of Natural Resources. <br />16. The developer must prepare a staging plan, which outlines the number of sewer <br />permits required each year throughout the development of the project. The plan must <br />be submitted for review and approval by the City as part of the final plat. <br />17. The developer must construct units at a rate permitted by the MPCA, MCES and <br />proceed in accordance with the approved staging plan and as allowed by available <br />permits. <br />18. Valjean Boulevard should be terminated at its eastern limit with a temporary cul-de- <br />sac. <br />19.
