RESOLUTION 200462 <br />APPROVING A SITE PLAN FOR MATT BENSON FOR PROPERTY LOCATED <br />AT 15121 FREELAND AVENUE NORTH <br />WHEREAS, Matt Benson has requested approval of site plan approval for 3,022 -square <br />foot building addition on a 1.5 -acre property at 15121 Freeland Avenue North (PIN# 17- <br />031-2143-0013). <br />WHEREAS, the Planning Commission has reviewed the request at a duly called Public <br />Meeting and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Matt Benson for a site plan for a building addition, subject to the following <br />conditions: <br />1. The site plan is approved according to the plans received on July 23, 2004, except as <br />amended by this resolution. <br />2. All sides of the building addition shall be finished with EIFS. <br />3. Areas of the site not covered with buildings or improved surfaces should be <br />landscaped. A landscape plan shall be submitted for staff review and approval prior <br />to issuance of a building permit. The plans should include a minimum of two <br />deciduous trees, two overstory trees, two ornamental trees, and 10 shrubs. <br />4. The 12 proposed parking spaces are adequate for the proposed use, but any change to <br />the building use will require review of the parking requirements in the ordinance. <br />The City may require construction of additional parking spaces at that time. <br />5. No outside storage is approved. <br />6. The site must be connected to sanitary sewer within 12 months. <br />7. The existing septic system must be abandoned in accordance with City, County and <br />State requirements. <br />8.
