RESOLUTION 2004-79 <br />APPROVING A PUD FOR WHITE BEAR LAKE SCHOOL DISTRICT FOR THE <br />CONSTRUCTION OF AN ELEMENTARY SCHOOL AND GYMNASIUM ON <br />PROPERTY LOCATED AT THE NORTHWEST CORNER OF HERITAGE <br />PARKWAY AND ONEKA PARKWAY <br />WHEREAS, The White Bear Lake School District has requested approval of a PUD to <br />allow construction of an elementary school and community gymnasium on the property <br />legally described as follows: <br />See attached Exhibit <br />WHEREAS, the Planning Commission has reviewed the PUD general plan at a duly <br />called Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by the White Bear Lake School District for a PUD general plan, subject to the <br />following conditions: <br />1. A PUD general plan/site plan is approved to allow the construction of an elementary <br />school and community gymnasium in accordance with the plans received on October <br />22, 2004, except as amended by this resolution. <br />2. Development standards for the PUD shall be as indicated on the plans dated October <br />22, 2004, except as amended by this resolution. <br />FURTHER, that the following conditions be met prior to the issuance of building <br />permits: <br />3. Prior to the issuance of a building permit, final development plans shall be submitted <br />for City review and approval. <br />4. The location and geometrics of all driveways and parking areas are subject to further <br />review and approval by the City at the time of final development plan approval. <br />5. The applicant shall submit information related to all proposed signs for review and <br />approval of the staff at the time of final development plan approval. <br />6. The applicant shall submit a lighting plan, and details of all proposed light fixtures for <br />review and approval by the staff at the time of final development plan approval. <br />7. The applicant shall submit a final landscape plan, including details of all boulevard <br />plantings for review and approval by the staff at the time of final development plan <br />approval. <br />FURTHER, that the following conditions be met prior to the issuance of a Certificate of <br />Occupancy: <br />
